Exciting (but Limited) Time to Buy at Zillah Lakes

“FOUR” MAJOR REASONS WHY
This is the Time to Purchase Your New Home

1. NEW $6,500.00 TAX CREDIT FOR CURRENT HOMEOWNERS:
President Obama has signed legislation to extend the $8,000 tax credit for first time homebuyers. The new law also carves out an additional $6,500 tax credit for current homebuyers. If you have owned and lived in a home for at least five consecutive years of the last eight years, you could qualify for the $6,500 tax credit. To qualify you must purchase your new home [or have a binding contract to buy] no later than April 30, 2010 and close on the sale by June 30, 2010. Another condition to qualify is your annual income must be less than $125,000 for individuals and no more than $225,000 for couples. It is not necessary that you sell your existing home to qualify, but your new home must be your primary residence. Whether you are thinking about purchasing your first home or relocating to a beautiful new wine country village like Zillah Lakes, it's pretty clear that this tax credit is a once-in-a-life time opportunity.

2. HOUSING MARKET IS NOW STABILIZING
Many analysts are saying the housing market has touched bottom and home prices are expected to stabilize. A major factor in purchasing a new home in the next few months is that building costs are down and will start to riseas the market picks up. That means it will cost more to buy a new home in the months ahead, simply because it will cost a builder more to build it.

3. EXCEPTIONAL INTEREST RATES
We are experiencing some of the lowest interest rates that have been available in the past 40 years. As the economy recovers most experts expect the interest rates to rise. These lower rates will attract more qualified buyers to purchase your present home and if you choose to finance part of your new home it will leave you some extra cash to travel or add to your nest egg.

Remember, you MUST purchase before April 30, 2009 and close before July 31 to take advantage of the Federal Tax Credit and the matching United Builders Credit. Two things of note are also happening in the natural byways of the Yakima Valley: hunting deer, elk, fowl and other bounty is a favorite activity in the late fall. Also at this time of year, the first snows have appeared at White Pass (1 hour away), already with a 30" base, first reports are that the skiing is unbelievable! The White Pass Ski Resort is the the midst of a major expansion that will add runs, cross-country trails, and lodges to make it a premium resort destination.
